Protect Your Privacy: Can Rental Management Enter Your Apartment?

Know your rights as a tenant in Ontario. Learn when your landlord or property manager can legally enter your unit — and when they absolutely cannot.

Your apartment is your home — and in Ontario, the law treats it that way. Whether you rent from an individual landlord or through a property management company, you have a legal right to privacy and quiet enjoyment of your space.

But we hear this question all the time: “Can my landlord just walk in whenever they want?” The short answer is no. Here’s the full picture.

What Ontario Law Says About Landlord Entry

The Residential Tenancies Act (RTA) is clear: your landlord or property manager cannot enter your rental unit without proper notice, except in specific circumstances. This applies whether you’re renting a basement apartment, a condo, or a full house.

When Your Landlord CAN Enter (With 24 Hours Written Notice)

  • To make repairs or do maintenance — This is the most common reason. If you’ve reported a leaky faucet or the furnace needs servicing, your landlord can schedule entry with proper notice.
  • For a property inspection — Periodic inspections are reasonable, but they still require 24 hours’ written notice.
  • To show the unit to prospective tenants — Only after you’ve given notice to move out, or during the last 60 days of a fixed-term lease.
  • To show the unit to prospective buyers — If the property is for sale, with reasonable notice.
  • For an appraisal or home inspection — Related to a potential sale or refinancing.

The notice must specify the date, the time window (between 8 a.m. and 8 p.m.), and the reason for entry.

When Your Landlord CAN Enter Without Notice

  • In an emergency — A burst pipe, fire, gas leak, or flooding. Safety comes first, and no reasonable tenant would argue otherwise.
  • If you consent — You can always agree to let your landlord in on the spot. But this must be genuine consent, not pressure.
  • The rental unit is being cleaned — Between tenancies (i.e., you’ve already moved out).

When Your Landlord CANNOT Enter

  • Without any notice or reason
  • Using a key while you’re away without proper notice
  • To “check up on you” or monitor how you’re living
  • Late at night or early in the morning (outside the 8 a.m.–8 p.m. window)
  • To harass or intimidate you into leaving

If your landlord enters illegally, you can file an application with the Landlord and Tenant Board (LTB). This is considered a serious breach of your tenancy rights.

What About Property Management Companies?

The same rules apply — exactly. A property management company acts on behalf of the landlord, but that doesn’t give them any additional right of entry. If anything, a professional property manager should be more diligent about following the rules, not less.
